The argument for WH&S | Audits

Strata Vision Group has recognized and responded to the legislative requirement placed on Bodies Corporate and its delegated representatives, the Committee, to maintain a safe environment free from hazards, by providing an “in house” Stage 2 accredited Workplace Health & Safety officer.

The argument for Workplace Health & Safety (WH&S)

Section 109 (1) of the Body Corporate and Community Management (Standard Module) Regulation 1997, defines the responsibility of the Body Corporate to maintain common property in good condition, including to the extent that the common property is structural in nature, in a structurally sound condition.

The Workplace Health & Safety Act 1995 goes on to describe a Workplace as any place where work is, or is to be, performed by:

  • a worker; or
  • a person conducting a business or undertaking

which includes the common property of a scheme.

In accordance with relevant Government and Australian Standards (AS), Industry Codes of Practice and Building Codes, it is paramount for a Committee to discharge their common law duty of care to ensure the risk of injury or illness from a workplace is minimized. Failure to properly administer and maintain the common property can potentially result in both lengthy civil actions and/or substantial fines.

Workplace Health & Safety Audits - what they cover

Risk inspections identify and report on both the building proper including registerable plant, common areas and in addition, note whether regular compliance inspections are performed on high risk equipment, such as lifts servicing the building.

Specifically, our WH&S inspections cover:

  • Identifying the risk
  • Assessment of risks that may result because of identified hazards
  • Recommending appropriate control measures to prevent or minimize risks
  • Ensuring the obligation of the body corporate to maintain a safe environment is met.
